Original layout placed the vanity and plumbing outside the bathroom footprint, creating inefficient circulation and underutilized space.

Scope of Work
Wall was relocated to fully incorporate sink, cabinetry, plumbing, and electrical within the bathroom envelope. Framing, rough-in relocation, and finish coordination were completed to improve functionality and spatial flow. New flooring was installed throughout the space, and a sliding farmhouse-style door was added at the owner's request.

Result
The bathroom footprint became fully self-contained, improving usability, layout efficiency, and overall property value.

The entire shower area was fully rebuilt, including installation of new tile on both the shower floor and walls, creating a durable, watertight, and updated finish.

A mini-split system was framed and installed above the relocated inner door to provide necessary cooling for this third-floor space, where temperature control was essential for comfort. Installation required careful routing of refrigerant and condensate lines through the attic and out the exterior wall, allowing for effective climate control while maintaining a clean, integrated finish.

Relocating the door further optimized circulation, improved spatial flow between the bedroom and bath, and contributed to a more functional and cohesive layout.
